How this is calculated
- Ontario's tax is charged in bands: 0.5% up to $55,000, 1% to $250,000, 1.5% to $400,000, 2% to $2,000,000, and 2.5% above that.
- Toronto charges its own municipal tax on top. It uses the same bands up to $3,000,000, then higher rates above that from April 1, 2026: 4.4% to $4M, 5.45% to $5M, 6.5% to $10M, 7.55% to $20M and 8.6% above.
- First-time buyers can get up to $4,000 back from Ontario and up to $4,475 from Toronto. In Ontario, that means no provincial tax on the first $368,000.
- The top bands (2.5% in Ontario above $2M, and Toronto's rates above $3M) apply to homes with one or two single-family residences. Other property types are taxed differently.
- Land transfer tax is paid at closing and can't be added to your mortgage.
These figures are estimates for illustration only and aren't a mortgage offer or approval. Your actual rate, payment and insurance premium depend on the lender, the property and your application.
